1. Contract of Booking
 
By booking a stay at The Scullery, you enter a contract between the lead guest (“you” or “the guest”) and the owner of the property (“we” or “us”). A binding contract is formed when we issue a Booking Confirmation via email. Please note, that all bookings made online remain provisional until confirmed as booked via the online booking platform. 
 
2. Payment Terms
 

• A 50% non-refundable deposit is required to secure your booking.

• The balance is due 30 days before arrival.

• If your booking is made less than 30 days in advance, the full amount is payable at the time of booking.

• Payment can be made by debit/credit card or bank transfer.

• If the final balance is not paid on time, we reserve the right to cancel the booking and retain the deposit.

 
3. Cancellation Policy
 
We strongly advise all guests to take out travel insurance to cover cancellations.
 

• More than 30 days before arrival: Deposit retained.

• Less than 14 days: No refund.

4. Check-in / Check-out
 

• Check-in: From 4:00 PM

• Check-out: By 10:00 AM

• Early check-in or late check-out may be arranged upon request and may incur an additional charge.

 
5. Occupancy & Use
 

• Maximum occupancy: 2 adults.

• The Scullery is strictly for private holiday use—no parties, events, or commercial activities.

• Only named guests may stay at the property without prior written agreement.

 
6. Pets
 
One Small Well-behaved dog may be welcome by prior arrangement only. Guests must follow house rules for pets, including:
 

• Dogs are not allowed on furniture or beds.

• Dogs must not be left unattended in the property.

• Additional cleaning charges may apply if necessary.

 
7. What’s Included
 

• Bed linen, towels, Wi-Fi, and heating (including underfloor heating)

• Kitchen essentials: tea, Grind coffee, milk, butter, eggs, bread, and Pekoe loose-leaf tea

• Biodegradable cleaning and laundry products

• Welcome basket for longer stays

• Optional shopping service available by request

• Grocery deliveries accepted from Tesco and Sainsbury’s (postcode: TD7 5NE)

 
8. Guest Responsibilities
 

• Treat The Scullery with care and respect.

• Leave the property clean and tidy upon departure.

• Report any damage or maintenance issues promptly.

• No smoking or vaping indoors.

• Respect the quiet rural setting and local community.

 
9. Safety & Compliance
 
The Scullery is fully compliant with the Scottish Government’s short-term let licensing requirements, including:
 

• Smoke & heat alarms

• Fire safety plan and extinguisher

• Electrical safety certification

• Legionella risk assessment

 
Guests are expected to read and understand the Welcome Pack, which includes safety procedures and emergency information.
 
10. Liability
 
We are not responsible for any loss, theft, damage, or injury during your stay unless due to our negligence.
You are responsible for any damage caused during your stay and may be charged accordingly.
 
11. Force Majeure
 
We are not liable for any cancellations or disruptions caused by events beyond our control, such as extreme weather, government restrictions, or natural disasters.
 
12. Governing Law
 
These terms are governed by the laws of Scotland. Any disputes will be handled under Scottish jurisdiction.
 
13. Privacy
 
We will only use your personal data to manage your booking and stay. We do not share your information with third parties except where required to fulfil our service or by law.
